Rohini sector-36 will be a excellent sector to live and a landmark of excellence. Rohini sector 36 is located in the west corner of Rohini and it is in its initial stage of development. Rohini Sector 36 and 37 are located on east side of UER-2 road and share the same location but divided by a 60 mtr wide Silk road of Rohini. This sector is good because of its prime location on connecting road of Netaji subhash place(NSP) to Heliport of Rohini Sector 36. Delhi metro is currently available till Rithala but it will connect sector 31, 32, 36, 35, and 34 in future as the Metro has already been approved from concerned government authorities. This sector is surrounded by Rohini's sectors, touched by a small nursing home of Barwala village in North-west side. There are seven pockets in this sector(pocket A1/A2/A3/B1/C1/C2/C3). Pocket A1, A2, A3 & B1 are considered good pockets to invest and live. The prices of these pockets are higher than the normal price because of their good location in comparison to other pockets. The prices of pocket C1, C2 are lower because they have a cemetery between them. In pocket C3, the size of all the plots is 60 meter and there were many plots of 26 and 32 meter plots which are cancelled now.

Urban Extension Road (UER-2)

 Urban Extension Road 2 is a 6-lane expressway is now a national highway(NH-344M) in the Indian Gazette. It connects areas like Narela, Bawana Industrial Area, Rohini Sectors 34-35-36-37-38, Najafgarh, Dwarka, Mundka Industrial Area, IGI Airport, NH-2, NH-8, and NH-10. There will be two spurs that will connect Bahadurgarh and Barwasni (Sonipat) on this road.

 This highway will divide Rohini and the upcoming proposed Zone N of the DDA, establishing a well-developed city. The work of UER-2 is in process and will be completed before Dec 2025.


The myth of road facing commercial plots in Rohini Sector-36

Buying a plot on the main road for commercial purposes is a myth. DDA will never allow anyone to do commercial activity on any road because DDA has already allotted a huge land for commercial activities. No, one should not invest in Rohini Sector 36 because the prices of this sector are already very high. Investment juice has already been sucked by financiers and investors in this sector. We can take an example of the announcement of the Rithala to Nathupur Metro. Not a single percent appreciation was seen on this announcement. Prices will rise a bit, by 10-15%, when the work on the metro starts and the builder starts constructing plots.

Rohini Sector 36 and 37 share the same location, but they are divided by a 60-meter-wide "Silk Road of Rohini. Sector 36 is the best sector in the newly allotted sectors of Rohini. This sector is surrounded by Rohini Sector 31 in the east, Rohini Sector 37 in the south, the upcoming Zone N of DDA in the west, and Rohini Sector 35 in the north. Roads, sewers, and electricity are already there, but no water till now. This area is already developed, and anyone who wants to live here can come and live, but at their own risk. In short, this will be the best sector of Rohini, like existing Rohini Sector-11, with many more facilities and amenities.
